Modular Structural Framing and Open Plan Freedom

The primary engineering objective was to eliminate the rigid, restrictive layouts of traditional office blocks. Conta achieved this by deploying a high-strength steel-composite framework combined with long-span cellular beams. This structural choice allowed for massive, column-free floor plates that maximize spatial utility. By shifting load-bearing elements to the building's exterior core, we provided the client with completely open, uninhibited floor layouts. This layout allows internal teams to effortlessly reconfigure spaces—moving from high-density workstations to expansive collaborative lounges—over a single weekend.

Future-Proof Smart Infrastructure and MEP Zoning

True scalability requires mechanical, electrical, and plumbing (MEP) systems that can handle fluctuating occupancy loads. Conta integrated an advanced, low-profile Raised Access Floor (RAF) system across all levels, housing modular power, data, and fiber-optic grids. This allows the client to reroute digital connectivity to new workstation clusters instantly as headcount increases. Furthermore, we installed a smart, zone-controlled Variable Refrigerant Flow (VRF) HVAC system. This intelligent climate network dynamically shifts airflow and cooling capacity based on real-time room occupancy, ensuring peak energy efficiency even as floor layouts change.
